This mixed-use high-rise development, the Morse Tower, aims to integrate modern urban living with the rich architectural history of Berkeley.
The project proposes a 206-foot-tall tower at the corner of Shattuck Avenue and Bancroft Way in Berkeley. The development will create approximately 138,900 square feet of space, with 134,100 square feet dedicated to residential units and 4,750 square feet allocated for two to three commercial retail spaces. The residential offering includes a mix of unit types, comprising 14 studios, 16 one-bedroom apartments, 37 two-bedroom apartments and 67 three-bedroom units. Of these, 22 units residences will be set aside as affordable housing for very low-income and moderate-income households.
One of the key features of this project is the partial preservation of the historic Morse Block façade. The structure is a significant example of early 20th-century architecture, particularly noted for its classical detailing and brickwork. The new tower is integrated into its existing building footprint and will be clad in toned concrete to complement but not mimic the original structure.
Located just two blocks from the Downtown Berkeley BART Station and one block from the UC Berkeley Campus, this project will contribute to the vibrancy of Downtown Berkeley.
