2037 Durant is classical in style but fully modern in layout and approach to student housing. The 76,370 square foot building, designed to reference its historic neighbors (the Berkeley Main Library, Morse Building, and Barker Building), uses the state Density Bonus ordinance to increase the building height resulting in an 8-story building. Sited in the Downtown district, the project provides an active pedestrian experience by providing a large landscaped patio and 1,500 square feet of retail / cafe space.
Taking advantage of Berkeley’s temperate weather and the expansive views to the west and south, the design features a variety of outdoor terraces, including a large balcony at the 4th floor and four common balconies at the 5th – 8th floors. The project will replace an automotive body shop with housing and retail just steps to Downtown Berkeley shops, transit options and UC Berkeley.
