Multifamily housing demands both vision and pragmatism. We approach every project from multiple perspectives: as developers focused on feasibility and long-term value, as residents seeking comfort and connection, and as operations teams responsible for durability and performance. This balanced mindset shapes an integrated design process that aligns client objectives, community priorities, technical opportunities, and creative thinking.

The results are measurable. One hundred percent of our projects have secured entitlements, the vast majority are built, and more than 90 percent of our clients return for subsequent work.

For more than 15 years, we have focused on delivering high-quality housing across the income spectrum, contributing meaningfully to the effort to address the housing crisis. Our experience spans student housing, mixed-use developments, micro-units, co-housing, Group Living Accommodations (GLAs), and middle-income apartments and condominiums.

Our housing studio is strengthened by an award-winning interior design team and informed by our broader portfolio of community-centered work, including recreation, restaurants, retail, and retreat centers. Together, this breadth of experience allows us to create housing that performs financially, supports community, and endures over time.

Geno Yun, AIA, serves as Design Principal for the repositioning of retail assets, including shopping centers and mixed-use properties. He leads the transformation of underperforming retail into high-performing, experience-driven destinations that strengthen market position and long-term asset value.

Our firm approaches retail repositioning strategically—aligning design, tenant mix, public realm improvements, and operational realities to enhance leasing velocity, brand identity, and overall return on investment. We focus on creating flexible, resilient environments that respond to evolving consumer demand.

Through our integrated studio model—combining expertise in Retail & Hospitality, Housing, and Food & Beverage—we deliver cohesive solutions for renovations, adaptive reuse, and mixed-use development, with design decisions grounded in phased implementation and measurable performance outcomes.

Community Impact

When we partner with nonprofit and civic organizations, we start by listening carefully to fully understand mission, stakeholders, funding realities, and long-term operational needs. Whether we’re designing behavioral health facilities, Montessori schools or cultural centers, our process is collaborative and transparent—bringing staff, board members, community representatives, and consultants into the conversation early. We translate program goals into spaces that are supportive, efficient, and adaptable, always mindful of budget constraints and the responsibility that comes with stewarding public or donor funds.

Our work with organizations such as La Peña, Freight & Salvage, Luna Dance, and on civic initiatives like the Downtown Livermore and Downtown Yuba City streetscape improvements reflects this same approach. These projects require consensus-building, public engagement, and coordination with city agencies and community groups. We see our role as both designer and facilitator—helping align diverse voices, navigate approvals, and shape environments that embody each organization’s mission while strengthening the broader public realm.
