Cupertino Crossroads was a neglected 140,235 square foot center in the heart of the city of Cupertino. To bring the center back to competitive market condition, we updated the building façades, reconfigured the loading/service areas, and activated the grounds with terraces, new landscaping, and a central fountain. Additional value was added to the property by securing entitlements for two new pad buildings without increasing the parking area.
The overhaul attracted strong national tenants as well as some great food tenants : Islands Restaurant, Freebirds, Boudin, and Philz Coffee. The restaurants entitlements were obtained in a community that is highly concerned about parking, evening hours of operation and liquor service. In spite of numerous hurdles, all entitlements were granted and the renovation and addition was completed in 2015.
